Standard Materials and Features List

* The following is a list of the materials we use in the construction of a new home unless otherwise requested or noted.

 

Concrete

All concrete is 30 - 32 mpa type 50 cement.

interior concrete slabs are troweled smooth

exterior concrete slabs have a broom finish

exposed aggregate, colored, stamped or epoxy finished concrete upon request.

-Footings 8"x 24" surrounded by weeping tile or built in 2" abs pipe 4' o.c.

-Basement walls 8" ICF concrete 

-Basement floor 4” concrete on 8”of crushed rock with CGSB vapor barrier

-Garage floors 4” concrete with rebar sloped to center drain pit unless otherwise requested

-Driveways are 4" thick concrete slabs with rebar.  They are poured as wide as garage dimensions or if there is no garage a single vehicle driveway is provided.

-Sidewalks are poured off of driveway to house entrance

 

Landscaping

 

Leveled rough grade front and back yard

 

Drywall

 

-½” drywall throughout main floor, moisture guard or cement board around bath tubs and showers

-ceilings: ½” ceiling board w/knockdown texture on main floor

- ½” drywall around basement perimeter

-5/8" fireguard around furnace and where necessary

-all corners are square bead unless otherwise requested

 

Electrical

 

-Electrical panel as per house drawing

-220 volt wired to dryer and range

-Communication outlets per code and where requested

-Integrated smoke/ carbon monoxide detectors on all levels and bedrooms

-Tamper proof White Decora electrical plugs, switches and covers throughout

-2 exterior weatherproof outlets + 1 in the rear of the house

-1 switched soffit plug for Christmas lights

-$1.25/sq.ft budget for lighting fixtures

 

Exterior finish

 

-30yr Cambridgeshingles.  Choice of available colors

-Kaycan (Timberlake) or Mitten (Oregon Pride) vinyl siding.  Choice of available colors

-White continuous aluminum eaves trough w/downspouts

-White soffit, fascia and drip edge

-White Regal Railing

-Treated wood for front and or rear deck

-Grey acrylic stucco for parging

different colors and combinations are available upon request

 

Framing

 

-Engineered LVL Beam or Steel Beams depending on house plan

-Floor joist: engineered I joist floor or open web truss

-Subfloor: ¾” tongue and groove OSB or plywood, fastened to joists with construction adhesive and nails/screws

-Enstrom board or equivalent installed under lino areas, plywood under tiled floors

-Exterior walls 2”x6” studs @ 16 o.c. c/w 7/16” OSB sheathing

-Exterior garage walls 2"x6" @ 16"o.c. c/w 7/16" OSB sheathing

-Interior walls 2”x4” studs @ 16” o.c. and 2”x6” stack walls for plumbing

-Engineered roof trusses @ 24” o.c. or as engineer specified

-Roof sheathing: 7/16” OSB with H clips

-Half walls 4' high

-Exterior tall walls 2"x6" @ 12" o.c.

Insulation

 

-8" ICF concrete walls R-24 value

-Main floor walls R20 fiberglass batt insulation c/w 6mil poly

-Ceilings R50 loose fill blown insulation c/w 6mil poly

-Typar/Tyvek or equivalent weather guard house wrap

-All Rimjoists sealed and insulated with sprayfoam

additional rigid foam insulation can be added to the exterior if requested.

Interior Finish

 

-Drywall to be finished with one coat of latex primer and 2 coats paint with up to 4 colors and one color of paint on all trim boards.

-Ceilings are finished with a Knockdown Texture Spray.

-2 1/8” casings and 3 1/4” baseboards with 45 degree cut corners around windows and doors

-6 panel High Density fiberboard painted interior doors and bi-folds 1-color comes with pewter colored pull knob

-White wire, or white wooden shelving throughout

-Maple, Oak, or MDF cabinets in select colours and Aurora door style, standard pewter colored pull knobs and handles, and choice of laminate (D wrap, Matte finish)

-Beveled edge Mirror in bathroom

-Chrome or brushed nickel bathroom accessories

-Rough in Central Vac

-Flooring: $6 sq. ft. including install

                 Carpet underlay

Mechanical

 

-High efficient furnace

-Central HRV air exchanger

-White or like flooring color diffusers and grills

 

Plumbing

 

-Double compartment stainless steel sink c/w standard Delta chrome faucet (kitchen)

-White drop in basin c/w standard Delta chrome faucet

-White Hytec ¾ tub\shower unit c\w standard Delta chrome faucet

-Basement bathroom rough-in

-Basement floor drain in mechanical room

-Radon Gas detection line

-2 frost free exterior taps (no more turning off water lines in winter)
